Pine Gardens RV Park and Campground Rules and Regulations
THE MANAGEMENT ASSUMES NO RESPONSIBILITY FOR ACCIDENTS, INJURIES OR LOSS FROM ANY CAUSE. GENERAL: CCDK Ventures, Inc (Pine Gardens RV Park and Campground) reserves the right to evict Site Users, guests, or visitors for violating our Rules and Regulations. Site Users include anyone registered for an RV site, Cabin, Yurt, Tent or other accommodation on the park grounds. We wish for everyone to have a pleasant stay with us but will not allow you to disturb other guests staying in the park. Complaints from other guests about onerous, noxious, offensive conduct, excessive noise, or disturbing the peace of any sort is treated seriously and grounds for immediate eviction, without a refund. You are responsible for the behavior of all your guests while staying at the park.
INDEMNITY AND WAIVER OF LIABILITY; Customer shall indemnify and hold CCDK Ventures, Inc. and their owners, employees, agents, members, officers, directors representatives, successors or assigns harmless from any and all claims, demands, costs and expenses, including reasonable attorney’s fees arising from any and all damages or injuries caused by fire, water, wind, civil strife, or acts of God, owner and/or customer actions or inactions (or those of their employees, agents or invitees), or any other related to Customer’s use or occupation of their site and/or park.
DEPOSIT AND CANCELLATION POLICY: A credit card deposit is required to guarantee your reservation, which may vary based on your site type and length of stay. Cancellation Requirements for Deposit Refund: If you are unable to honor your reservation, you must cancel prior to these deposit refund cancellation deadlines. RV and Tent Sites: Three (3) days prior to your scheduled arrival date. There are no refunds on deposits for long-term RV sites. Cabins and Yurts: Seven (7) days prior to your scheduled arrival date. Cancellation Charges: We do not charge any additional cancellation fees beyond the deposit refund requirements.
CHECK IN TIME: RV and Campsites: Check-in time is 1 pm – 6 pm. If you plan on a late arrival, please contact the park office for instructions. Cabins and Yurts: Check-in time is 3 pm – 6 pm.
CHECK OUT TIME: 12 pm for all sites and cabins.
MAX OCCUPANCY: Cabin and Yurt occupancy is limited to the number of beds installed by the park (double beds = 2 allowed occupants). RV sites are limited to 6 occupants and any long-term guests must be registered and approved by the park office in order to be allowed to stay at the park.
LICENSEE OF OWNER: Site User acknowledge and understand that he/she is a licensee of the Owner and not a tenant; and that he/she is not acquiring any interest in the property.
INSPECTIONS: Pine Gardens RV Park inspects each Site, Cabin and Yurt upon departure. If damages are found (other than normal wear and tear), any additional costs for cleaning and/or removal of excessive trash and debris or repair will be charged to the guests’ credit card on file or deducted from your deposit.
INCLEMENT WEATHER: During freezing weather, please use heated water hoses or disconnect your water hose from the park water connections. This will help us to prevent pipe and hose breakages which may cause extended water outages to you and other park guests.
VISITING GUESTS: Site Users are responsible for their own conduct and that of their visiting guests, including the responsibility for understanding and observing all policies and rules.
SAFETY: Safety and security is the sole responsibility of our registered Site Users and their guests. CCDK Ventures, Inc. and their owners, employees, agents, members, officers, directors, representatives, successors, or assigns assume no responsibility or liability for the safety or security, or for injury caused by other persons. Site Users and visitors must immediately notify Pine Gardens RV Park at (903) 345-5832 for any safety or security issues. Site Users and guests shall not store any combustibles on premises, including fireworks. Nudity, profanity, and excessive noise will result in eviction without refund.
INSURANCE: Site Users and guests acknowledge that CCDK Ventures, Inc. insurance does not cover personal property damage caused by fire, theft, rain, war, acts of God, acts of others, and/or any other causes, nor shall their owners, employees, agents, members, officers, directors, representatives, successors, or assigns be held liable for such losses. Site Users and guests are advised to obtain their own insurance policy to cover any personal losses.
ACTS OF GOD: Site Users and guests acknowledge and understand that CCDK Ventures, Inc. and their owners, employees, agents, members, partners, officers, directors, representatives, successors, or assigns are not responsible for including but not limited to; Acts of God, acts of government agencies, fire, strikes, war, road maintenance, heights of rivers, creeks, lakes, or ponds, and inclement weather. No refunds will be offered.
Legally Binding / Attorney fees / Indemnification and Hold Harmless: All Site Users and guests agree to abide by this agreement and understand that it is legally binding. All parties agree that in the event of a dispute that the agreement will be interpreted in accordance with Texas Law. Site Users and guests shall be responsible for attorney fees and costs of owner and / or owner’s agent incurred and arising out of any breach of this agreement by Site Users or guests
PETS: Pine Gardens RV Park is pet friendly and we allow up to two medium sized dogs (max 50 lbs.), but you must keep your dogs on a leash at all times and pet waste must be cleaned up and placed in the trash. If you do not clean up after your pet, there will be a $50 pet clean up fee assessed to your account. Additional infractions may also result in eviction from the park. Dogs must also be restrained at all times. Pets that are found not on leashes and not tethered with a resident present can be fined $25 by the park for each incident. Dogs must not disturb others with excessive barking or howling. If your dog exhibits aggressive behavior towards other people or pets, you may be evicted from the park.
The park does not permit Pit Bulls, German Shepherds, or Rottweilers, including mixes of those breeds.
Cats are not permitted to roam the property and we ask that you please keep them indoors. We occasionally will setup traps to capture stray cats and turn them over to a shelter or county animal control officer. If we trap any cats that have a tag which clearly identifies them as being owned by a park guest, we will release the cat the first time and provide a warning to the guest. Any subsequent capture(s) of the same cat will be turned over to a shelter or county animal control officer.
Pet owners are responsible for any property damage, injury, and disturbances caused by their pets.
PET Enclosures: Pet enclosures are acceptable but need management approval before installation. Pet enclosures cannot be larger than 10 x 10 feet and not more than 6 ft tall. Pets cannot be left unattended for extended periods of time in the enclosure and must not be placed there when the resident is not home or overnight. Please do not leave your pet in the enclosure if your pet barks or howls when the owner is not present.
RV Site User Requirements: All RV Site User Vehicles must be approved before being placed in the park. All Vehicles are subject to inspection and are accepted based on the length, age, appearance, and condition. While we do not have a vehicle age restriction, any vehicles over ten (10) years in age must be approved by the park management. A maximum of two additional vehicles are permitted per site and must be parked in front of the RV.
In order to use the site, RVs must:
Be self-contained and equipped with an approved sewer trap and vent;
Have suitable utility connections including a screw-type sewer adapter and hose for external hook-up;
Meet all federal, state and county requirements and RV codes;
Prohibited Vehicles and Uses:
CONVERTED SCHOOL BUSES OR TRUCKS;
Vehicles in need of mechanical repairs (e.g., oil leaks, excessive exhaust, unable to run, etc.)
Pick-up camper not secured to the bed of a pickup;
Any other vehicle, which in the opinion of the Park Management detracts from the intent, purpose, or general appearance of the resort.
In cases where the park has approved a storage building on a long-term site, it is expressly prohibited that anyone uses that building for sleeping or as living quarters.
Do not park your vehicle in another RV site or you will be charged for that site in addition to your own.
Site Modifications: Long-term Site Users must receive approval from park management before making any changes or additions to your site, including adding storage sheds. Any modifications to your site (structural or landscaping) must have prior written approval from the park management before beginning the project. Approved structures or landscaping may have a monthly fee depending upon the structure.
Storage: Patios, decks and the un-skirted space under the RV are not to be used for storage as this distracts from the appearance of the park. Storing flammable liquids in or around your RV is not allowed. All of your personal items must remain in your site and you must keep your site neat, tidy, and free of garbage and debris.
Window Screening Materials: No interior or exterior screening or shade materials may be placed on RV windows including but not limited to, aluminum foil, bed sheets, cardboard, newspaper, blankets, or other covering negatively affecting the exterior appearance of the RV.
Waste: Park users must maintain their sites litter-free, including cigarette butts. Please bag and tie all garbage and trash before placing it in the dumpsters located at the front of the resort. Please do not leave trash outside of your door or on the lot at any time. Unbagged garbage is not allowed to be deposited in the park dumpsters, nor are any items other than normal household waste allowed. If you have other types of garbage that you need to discard (e.g. construction materials, used tires, old electronics, furniture, mattresses, commercial materials, etc.), you are responsible for disposing of these materials at your own cost and they may not be placed in the park dumpsters. Any costs incurred by the park for disposing of unpermitted waste in the dumpsters will be billed to the resident.
Pool: All pool rules MUST be followed, and you may be asked to leave the pool area if we witness you violating posted rules. No children or minors are allowed in the pool area without adult supervision at ALL times. No lifeguard is on duty, and you are swimming at your own risk. The Park will assume no liability if you or your guests have an accident or personal injury while using this facility. In case of emergency, immediately call 911.
Shower Building: The shower and restroom facility is designated for the use of short-term RV guests only, including our Yurt and Tent campers. Long-term RV site users are expected to have working plumbing and sewer for their RV, but if you have a temporary need to use the shower building, please obtain approval from the park office before using these facilities.
Fires: No open outside fires are allowed on the ground, except for contained campfires in a fire pit. Trash may not be burned and must be placed inside of the park’s dumpster. No fires of any kind are allowed during a Henderson County burn ban.
Vehicles and Golf Carts / ATVs: Park speed limit is 10 MPH. Please stay on the park roads when driving and park in your lot or other designated parking spaces. No major vehicle repairs are allowed in the park and no washing of automobiles or RVs. Inoperable vehicles are not allowed to be kept on park property. No sleeping in automobiles is allowed.
Personal golf carts and ATVs are allowed, with the following restrictions:
1. Must obey the same park rules as vehicles, including the park speed limit of 10 MPH.
2. Golf carts and ATVs are not allowed to drive through pedestrian areas or cutting through RV sites.
3. Only to be operated by LICENSED DRIVERS or with a licensed parent or guardian next to them on the cart.
4. Must have working lights turned on at night, reflectors, good breaks, and a quiet muffler.
5. Seating capacity must be met, meaning one person per seat and no standing passengers.
6. Loud radios are prohibited and no cruising during park quiet hours.
7. Drivers must not operate the carts / ATVs recklessly or with disregard for the safety of the passengers or other persons.
8. Golf cart and ATV owners and/or operators will be held personally responsible for injuries and property damage to other guests including damage to park property.
Quiet Time: To allow all our guests a comfortable stay, quiet time in the park is from 10:00 PM to 7:00 AM Sunday thru Thursday and 11:00 PM to 7:00 AM Friday and Saturday. You may be asked by park staff to reduce your noise level at any time of the day if it’s deemed excessive and causing disruption to other park guests.
Smoking: Smoking is not allowed inside of any park buildings including the office, meeting room, shower building, cabins, or yurts. Please help us to keep the park clean by picking up your cigarette butts and disposing of them properly.
Other: There is NO TOLERANCE for violence or threats of violence in the park at any time and you will be immediately evicted without a refund. NO ILLEGAL DRUGS OR ILLEGAL ACTIVITIES ARE ALLOWED AT ANY TIME.
Returned Checks and Late Fees: A fee of $25 will be assessed for any check that is returned due to insufficient funds. For long-term guests (stays of 30 days or longer), if your full site lease payment has not been made before the 4th day following your due date, a 10% late fee based on your full monthly rent will be applied to your account. For example, if your rent is due on the 1st, a late fee will be applied on the 4th if your full monthly rent has not been paid.
Any violation of park rules or non-payment of rent and/or other charges and fees owed may result in immediate eviction for short term site users or 3-day notice to vacate for long-term sites (stays of 30 days or longer). No refunds will be provided for guests evicted from the park.
